Not really a tough call at all. The new owners want to up-zone the area to allow for the new 6-flat. They want the block rezoned so they can make more money. Now if they were to raise a burned out structure to replace it with another single-family house, that would be acceptable. But that is not what they are doing. They are just couching their argument in language that appeals to property owners to make them seem more sympathetic, rather than stating what their real intent is.

I've seen 'cursed locations' turned around by the right people. But those aren't the type of people who think "an internationally themed sports bar with a monthly changing menu" is a great idea. I wonder what great concept' they'll come up with next: maybe a kid-friendly atmosphere with 'elevated' Irish cuisine? An Italian bistro meets sushi bar, those are both popular, right?

Yeah. It'll never be an awesome independent restaurant because it's a big, expensive corner location in an already saturated area. But as an affordable family food trough, it could work.

They should rename it Fwa Grah O'Cirrhosis and make it an Irish-themed sports bar where they force feed large amounts of really fatty food directly into your stomach until you have a diseased liver.
